General Information
Student Apartments & Family Housing is conveniently located only two blocks from campus and houses over 200 students, faculty and staff and their families. These spacious, affordable apartments range in size from studios (450 square feet) to 4 bedrooms (1518 square feet). There is a 24-hour laundry facility located on the premises and our Wightman apartments (3 and 4 bedroom townhouses) include washer and dryer hookups and dishwashers! Apartments and houses are NOT furnished. If you are looking for furnished accommodations, please apply for our selection of residence halls.
Many of the apartments at Student Apartments & Family Housing allow pets. You no longer have to consider giving up a special member of your family to move to Ashland and further your education. Many restrictions do apply so please contact the office at 541-552-6371 or look over the pet application under Resident Resources for more information
Student Apartments & Family Housing consists of three parts:
- Quincy Apartments
- Wightman Apartments
- University-owned houses
Please note that Student Apartments & Family Housing does not provide summer-only housing.

The application to apply to live in Student Apartments & Family Housing, is located through Inside SOU. For incoming SOU students, you must first be admitted and activate your network account before having access to the Housing application pages.
Once logged into your Inside SOU account, navigate to the blue box on the right labeled "Online Services" and click on the Housing Portal & Applications link!
From the online application, you can do the following:
• Apply to live in Student Apartments & Family Housing for the 2019-2020 academic year.
Make sure you fully read the Student Apartments & Family Housing Rental Agreement before you complete the application.
Proof of Eligibility:
Upon check-in to a rental unit and before signing the Student Apartment & Family Housing Rental Agreement, the University will require the applicant to provide proof of eligibility including, but not limited to, admission certificate, marriage certificate, children's birth certificates, custody papers, visitation agreements/parenting plan, or other documentation as determined necessary by the University Housing.
If you have been approved to have an animal, you will also be required to provide certain documentation, such as vet records. A full list of required documentation will be provided to you when you sign your Assignment Acceptance letter for an available apartment or house.
Student Status:
A Student Apartments & Family Housing applicant must be officially admitted to the University at the time the rental agreement is signed and the student takes occupancy. To remain eligible for Student Apartments & Family Housing, a resident must register for and complete a minimum of twelve academic credits each term (six for Graduate students): meet the minimum qualifications for satisfactory academic progress as stated in the University Catalogue, and be enrolled in all terms during the academic year.
Priority Structure:
Student Apartments & Family Housing assigns available units based on a priority structure (please see below). Your particular priority is always the highest priority under which you qualify. If you have questions about your particular priority or place on the waiting list, please call our office at 541-552-6371.
Priority for Student Apartments & Family Housing space is given to:
- Students with child(ren), and to non-custodial parents with an established parenting plan. The spouse and/or child(ren) must reside with the student applicant at least 180 days in the year. Summer-only visitation is not considered a year-round need. Verification of regular residence by the child(ren) may be required.
- Students who are married, in a domestic partnership, or who qualify under partnership by affidavit are second priority. No more than two (2) adults may reside in each Student Apartments & Family Housing rental premises without written permission from the University Housing Office.
- Single SOU graduate students, single SOU students at least 25-years of age or older, or students who are active military, reservists, or veterans with honorable discharge.
- SOU students who have earned Senior (135 credits) status or above.
- SOU students who have earned Junior (90 credits) status or above.
- Staff, faculty members on an interim basis (maximum of two years).
All others, including non-SOU students (but excluding OHSU students) and individual students under the age of 25 who are Freshmen or Sophomores, are ineligible to live at SOU Student Apartments & Family Housing without an approved exemption by the office.
APPLICATION AND CHECK-IN PROCEDURE
You should apply as early as you can but only apply after you have been admitted to SOU and have activated your InsideSOU account. All students who apply for Southern Oregon University Family Housing will be charged a $25 non-refundable application fee when being considered for an apartment. An application fee is not required if there are no available units and you are only being placed on a waiting list. However, if there are available units and you want to be considered for these, a $25 non-refundable application fee will be required before your application can be processed completely.
Upon being accepted for an apartment or house, you will receive a confirmation email in your SOU student email account. That email will contain the details of your reservation (full address, move-in costs, required documentation etc.). Your move-in payment MUST be in the form of a certified check or money order. Failure to provide all required documentation and/or pay your move-in costs on the day of check-in may result in your inability to take possession of the unit.

- Rental rates vary based on characteristics of each house ($750.00-$1650.00)
- Rent includes garbage pickup, but not water, sewer, electricity, gas, or oil
- Houses are considerably older and not as energy-efficient as apartments
- Houses are not eligible for Housing Authority (HUD) assistance
- Approximately 28 houses varying in size from studios to 4-bedroom
- Up to two pets (dogs, cats, rabbits, etc.) permitted with $300 security deposit each and completion of a separate pet application.

Rental Payments
SOU Housing is implementing a new option for tenants to make payments for Student Apartments & Family Housing (SAFH) easier! Since the onset of the COVID-19 pandemic, SOU Housing has been working on integrating online rental payments. This new process will greatly reduce the risk of exposure to both SAFH tenants and Housing staff in handling personal debit or credit cards when conducting payments. During this unpredictable time, safety is our greatest concern.
With this new process, there will be an option to pay using a debit/credit card or your checking account. While we believe online payments will be more convenient and safe for our residents, the Housing Office will continue to accept credit card payments over the phone and checks/money orders at the front desk at this time.
First, please watch the video walkthrough below based on if you are the main tenant of your rental unit (the student/staff's account that is billed once per month), or a roommate/non-main tenant. Please reference this video when you pay your rent online.
A few important notes on how this will work:
- You may only make your rental payment online between the hours of 8:00 am to 4:00 pm (PST), Monday through Thursday. If you make a rental payment outside of the Monday-Thursday, 8am-4pm time period, we cannot guarantee your payment will be properly credited to your rent
- You will be using the online bill pay system already attached to your Inside SOU account (or as a roommate, in most cases, an account set up by the main tenant to pay on their student/staff account)

If you are late or know you are going to be late paying your monthly rent, please submit this online form before the 8th of the month. You should receive an email within 7 business days stating whether your payment plan has been approved or denied.
Please note that an approved payment plan does not remove a monthly late fee of $100.00.

This form is used for applicants or residents who are either unable to get married or choose not to get married but want to be considered as married in consideration of their priority on the waiting list. Absent a determination by the department of Disability Resources that an animal constitutes reasonable accommodations, no unapproved pets are allowed in Student Apartments & Family Housing. Please look through the booklet and application linked above for information on approved and unapproved pets at Student Apartments & Family Housing.
In general, all animals (except service/therapy animals) must be under 35 pounds, and over 1 year of age. Furthermore, all animals (including service/therapy animals) must be under the control of their owner at all times (this means NO outside cats and dogs, pets need to be on a leash at all times). If you are interested in getting a pet while at Student Apartments & Family Housing, please look through the booklet and submit the preliminary application. University Housing staff will get back to you and let you know if your request to get an animals has been approved or denied. It is helpful in the approval process if you can provide all the required documentation up front.

The Student Apartments & Family Housing Rental Lease generally runs from July 1 to June 30th each year. Unless you are graduating from SOU, you cannot break your lease without financial penalty. If you choose to, you may submit the following form to break your lease and be charged a early termination fee of one-and-one-half month's rent, which grants you the right to put in a 30 day notice to vacate.
